A step by step guide to selling your home
Step 1 - Booking a Valuation
Our valuer will conduct a formal valuation of your property and advise you on the best price to list it for. The Valuer will be ready to address any queries you may have regarding selling. Please allow approximately 30-50 minutes for this appointment depending on the size of the property.

Step 2 - Preparation of your home for marketing
Recommendations:
Ensure the exterior painting is well-maintained.
Organise and tidy garden.
Clear clutter to let your house seem more spacious.
Pleasant fragrances and a tidy residence.
Decorate neutrally
Look and attend to any clear maintenance problems.
Step 3 - Property particulars
We will prepare high-quality property particulars utilising laser measuring equipment to create floor plans. Digital photos will be carried out externally and internally. You will be sent a draft brochure for your approval.
An Energy Performance Certificate (EPC) is required when selling your property. This is a legal necessity, and no property can be marketed without one. Our Team at I1 Real Estate can arrange an EPC for you.
Step 4 - Marketing Your Home
Your home will be marketed via a number of methods:

- Variety of social media platforms such as Facebook, Tik Tok and Instagram.
- We will also match your property details with suitable buyers on our extensive mailing electronic and postal list.
- We have extensive connections in the real estate market.
We will always accompany for viewings during office hours in order to use our experience to assist you sell your home.
Step 5 - Viewings
Our practiced and experienced sales team is available to conduct viewings during office hours and on weekends, which is crucial for clients with demanding schedules or for unoccupied properties.
Step 6 - Negotiating and accepting offers
Upon receipt of an offer, we shall inform you both parties verbally and in writing.
Step 7 - Conveyancing process
Once you have accepted an offer for your property, solicitors will need to be instructed and a Memorandum of Sale provided which we will complete for you. It is very important that solicitors are instructed in a timely manner so that the legal process can begin and draft contract documentation can be sent to the buyer’s solicitors as soon as possible.
We will be there to assist throughout this process, touching base with solicitors and all parties regularly to make sure it is progressing as expected.
Step 8 - Exchange and completion
Once all legal work is completed and both you and the buyer are happy, a completion date will be agreed. This is the date that keys will be handed over to your new buyer. Prior to this, an exchange of contracts will take place, making the sale legally binding for all parties – this also sets out the agreed completion date so that it can not be changed.
On the day of completion, we will arrange with yourself for all keys to be at our office so that once the full funds are received by your solicitor, we will hand keys over to the buyer.
